Ayodhya Land Investment in 2026: Is Buying a Plot Still Worth It?

October 12, 2026·By Vani Estates

Since the Ram Mandir opened in January 2024, Ayodhya has become one of the most talked about property markets in India. Friends, relatives and WhatsApp groups are all asking the same thing: is it too late to buy a plot there?

Here is our honest answer, written for buyers in Bangalore and NRIs who cannot visit every month.

## Why people are buying in Ayodhya

Infrastructure has arrived, not just been promised. The Maharishi Valmiki International Airport opened at the end of December 2023. Ayodhya Dham railway station has been rebuilt, and the main roads into the city have been widened.

Visitor numbers are very high. A pilgrimage city with year-round visitors needs hotels, homestays, shops and housing. That demand supports land values over the long term.

Branded plotted layouts are now available. Until recently, buying land in Ayodhya meant dealing directly with local sellers. Now several developers offer gated, RERA-registered plotted projects with clear titles, roads and drainage.

## The other side, which most ads leave out

Prices have already risen a lot. Much of the early gain has happened. Buying today is a long-term bet on the city growing further, not a quick flip.

A plot earns no rent. Until you build, your money sits in the land. If you need monthly income, an apartment in Bangalore may suit you better.

Resale can be slow. Ayodhya is a smaller market than Bangalore. Selling a plot quickly at a good price depends on how the area around it develops.

Title problems are common in raw land. Agricultural land, family disputes and unclear records are real risks with private sellers. This is the main reason to prefer a RERA-registered layout.

## What it costs to buy

CostTypical amount in Uttar Pradesh
Stamp dutyAbout 7% of the value (lower for women buyers, check the cap)
Registration feeAbout 1%
Legal checkVaries by lawyer

Stamp duty is charged on the higher of the price you pay and the government circle rate. Use the official IGRSUP calculator or ask the Sub-Registrar for an exact figure.

## A checklist before you pay a booking amount

  1. Check the project on the UP RERA website (up-rera.in). Match the project name, promoter and phase.
  2. Confirm the land is converted for residential use. Never buy agricultural land as an NRI. It is not allowed.
  3. Ask for the layout approval from the local development authority.
  4. Read the payment plan and cancellation terms before signing anything.
  5. Visit once, or get a live video walkthrough with landmarks visible.
  6. Keep every payment in your name, through a bank. No cash.

## Who should buy, and who should wait

Good fit: you have a family or spiritual connection to Ayodhya, you can hold for 7 to 10 years, and you may build a home or homestay later.

Better to wait: you need rental income soon, you may need the money back in 2 to 3 years, or you are stretching your budget.
